Basic Requirements For A Residential Development

YOU REQUIRE A DEVELOPMENT PERMIT for all buildings that are on a permanent foundation to ensure that the location you have chosen for your building complies with the requirements of the Land Use Bylaw.
DEVELOPMENT PERMIT APPLICATIONS can be made Monday to Friday between the hours of 9:00 a.m. and 4:30 p.m. at the Town Office.

OTHER PERMITS that may be required:
Building Permit, Gas, Heating, Electrical or Plumbing Permit. A list of agencies that supply these permits will be supplied when an application has been presented.
APPLICATION PROCEDURE
You are required to submit:
1. One copy of a site plan for development approval. For detailed information on site plans and information on corner properties, please call the Development Officer at ![]()

2. One set of construction drawings for a development permit. Please call the Development Officer, Rhonda Day at (403)329-1344 for information on the requirements.
PROCESSING YOUR APPLICATION:
The Development Officer checks all permit applications for correct setback distances, lot coverage, elevations, appearance and construction.
FEES
a. Development Permit for new Single Family Dwelling $225.00
b. Development Permit for new Two Family Dwelling (Duplex) $225.00
c. Development Permit for new Multi - Family Dwellings (3 – 20 units) $250.00
d. Development Permit for new Multi – Family Dwellings (21 – 50 units) $275.00
e. Development Permit for additional development on any lot $75.00

GENERAL INFORMATION:
Minimum lot size: 15.2m x 30.5m = 463.5 m2 (50 ft x 100 ft = 5,000 sq ft)
Minimum yard dimensions:
Single units - Front yard - 6.1 m. (20 ft.)
- Side yard - 1.2 m. (4 ft.)
- Rear yard - 6.1 m. (20 ft.)
Carports/garages and accessory buildings shall not be located closer than 1.2m (4 ft)
- Front yard -1.5m (5 ft) from the rear property line.
Maximum site coverage:
a. Principal and necessary buildings - 33%
b. Accessory buildings 14%
Maximum building height:
a. primary building 9.0m (29.5 ft)
b. accessory building 4.6m (15 ft)
